I am known for negotiating the best price and the best overall terms and circumstances – for example the best move-in date – for my buyers.
Most buyers don’t want to spend hours of their time in the little details, especially new home buyers who may not even know what all of those details are. They want someone to take all of the pressure out of their home buyign process, and that’s exactly what I do. I have the knowledge and expertise of how the entire process works, from pre-qualifications for loans all the way through to close and beyond.
High level of trust and integrity
Plus, I’m highly attentive because I don’t take on hundreds of clients – by choice. I can give you the personal level of service and resources that you deserve. This gives me time to go the extra mile for each of my clients and find you the dream home that you want.
Like most things on the internet, you can search for hours and hours with a wide range of things to look at. One of the most important things we do together is talk through your list of must-haves and the like-to-haves, to help narrow down the choices so that you’re not having to surf the entire internet trying to buy a home. I send you a list of properties that match your specifications, saving you tons of time.
I listen to what you’re saying, so when you send me homes that you want to go see, I research the property information so that I can let you know if one of your must-have pieces is missing. The hours spent on viewing homes and going to open houses can add up quickly, so it’s important to understand if any of your main requirements are missing, so that you can use your time most efficiently.
One of my biggest passions is negotiation. We’re going to save you money and get the best price possible for the home that you want to buy. Keep in mind that pretty much everything is negotiable, it’s just how you approach it. For example, if you’re coming down on price, you want to offer something in return; you give what doesn’t matter to you as much to so that you can get what does.
My persistence pays off for you. You can call me and say you’re not happy with one of the terms, or ask what I think about something, or that you want to do something different, and I will go to bat for you. I’m on your side and in your corner.
I love helping all of my clients, and have special experience with these groups:
First time home buyers. These buyers usually have less experience in the whole process than home buyers who have had multiple transactions, and my attention to detail helps walk you through the entire transaction. Plus, many of my first-time home buyers have also later turned into first-time home sellers, and I’ve had the privilege of helping them through that process as well.
Large home purchases. These are one of my specialties, homes ranging from around $400K to $1 million and more. There’s often more details involved because there’s more house, and I love working with the details.
Business owners and entrepreneurs. My husband, who is a local chiropractor, and I have both been business owners for a long time, so we have gone through the complexities of buying a home as an entrepreneur, and I’ve helped many other business owners over the years. The loan process can be difficult for a business owner, and I understand the complexities of these situations.
Repeat homebuyers. Most people aren’t purchasing a home very often; it may be once per decade or even longer in some cases. Yet I regularly have clients who come back to me for their next home purchase, even years after our first one together. I love seeing how their needs have changed over the years as their family has changed; and I’m even more excited that they refer their friends and family to me over the years.
New home builds. It’s important to know that when you’re visiting a new home community, those salespeople are representing the builder, not you. You need someone who represents you whenever you’re making one of the largest purchases of your life. The new home communities also have their own purchase contract and it’s not usually the standard form approved by the Texas Real Estate Commission; it’s created by the builder, and for the builder. Because of these facts, anyone buying a new home build is more vulnerable than when making a purchase of a pre-existing home. You need someone in your corner when you’re buying a new build.
Selling your current home and buying a new home. You’re looking to buy a house, but I can also help you sell your current home. Some buyers wrongly think that they need a separate real estate agent for these two pieces, but it usually works best when one is handling both your buying and your selling. This allows me to work carefully with the timing of the two transactions to make sure it’s as seamless as possible. I help you balance the two major life moves, handling the details of everything that goes into selling while also making appointments to looking at your dream home.
One thing I won’t do.
I don’t take on double-sided transactions. This is when one real estate agent represents both the buyer and the seller on one particular property. Your real estate agent should work solely in your best interest, no matter if you’re the buyer or you’re the seller. When the same agent is representing the person on both sides of that transaction, they’re trying to work in both party’s best interest at the same time.
I prefer to give all of my clients the individual attention that they deserve. If a situation comes up, such as you’ve found a home you want to purchase but the seller doesn’t have an agent and needs one, what I will do instead is connect the other party with one of the real estate agents that I know and trust who work at a different brokerage, so that my focus can remain on you, and they can have an agent who focuses on them. That way everyone is best served.
Give me a call and let’s discuss your home buying needs.
